From the 14th to 20th September 2020 it is the annual gas safety week; an event which is designed to raise awareness about the importance of gas safety checks in all properties.
As a residential landlord, it is a legal requirement to have an annual gas safety check completed at each of your properties. The check must be done on all gas appliances at the property by a qualified Gas Safe registered engineer. If new appliances or boilers are installed then this will also need to be done by a qualified engineer – if you’re not sure then you can always ask your engineer who will be happy to provide proof of their qualification!
If you have decided to have your property managed by an agent then it would usually fall under their services to arrange for the service to be done to save you having to liaise with the tenant and engineer to find a suitable time and date for both – it is always worth checking your terms of business to be sure who is responsible for ensuring this isn’t missed! Finally, although it is not a legal requirement (yet!) we also recommend that all gas appliances have a working carbon monoxide alarm. For a small price this could save a life!
