· Client money protection – all agents must hold insurance to cover all client monies in the event of a problem.
· Membership of a professional body – it is highly recommended to deal with an agent where staff have been trained and are members of a professional body. For example, the team at Taylor & Co have all been ARLA trained.
· Membership of a redress scheme – agents must also be members of a redress scheme, such as The Property Ombudsman, for customer peace of mind.
· Deposit options – it has long been the case that deposits must be registered in a government approved scheme such as the TDS or DPS (Tenancy Deposit Scheme or Deposit Protection Service). However, there are numerous deposit replacement insurance policies that tenants can take out for a more cost effective deposit solution.
