We can't believe that we wrote about this subject back in January and here we are at the end of August with the rental market not showing any signs of slowing down.
Over the course of the last 8 months, we've worked with many new landlords, helped lots of beautiful rental properties come onto the market and we've seen the same patterns time and time again; huge surges of interest the moment the property goes live on the portals and usually a 'Let Agreed' sign by the end of the first day.
While this fast-paced movement is undoubtably welcomed by landlords, who are able to see their property settled with a good tenant in short notice, it is putting a lot of strain on those who are still trying to secure a place to live.
While there seem to be no surefire ways to guarantee that you get your first choice of rental home, we've put together a list of top tips to help you stand the best chance of being in the running.
Get yourself pre-registered with agents who cover the area you want to live in:
Take a look through Rightmove, have a search on Google or check out social media to see who your local agents are. Don't discount online agencies as nowadays, there is not so much need for agencies to have a traditional high street presence. Give them a call and ask them to add your details to their tenant register. This way, you are more likely to get a call about a perfect property that fits your needs before it has even come onto the open market.
Have all the information ready (ID, proof of address, pay slips etc.):
The more organised you are early on, the easier it is to secure a property quickly. It's also worthwhile giving your referees a heads up so that they are not taken by surprise when they are contacted.
Set up an alert on Rightmove:
On platforms such as Rightmove, it is easy to set up an alert for properties in the area in which you are looking. When a new property becomes available, you will get a notification straight away.

When you spot a property that you like the look of, email the agent either through their website or via the property portal. Although it's never a good idea to be too pushy, following up your email with a phone call a few days later is no bad thing. Agents can get very busy and you may just alert them to your presence at exactly the right time!
Don't pass up the opportunity for an early viewing:
We all lead busy lives and understandably need to fit property viewings around jobs and other commitments. However, the rental market is pretty fast-flowing and if you pass up the opportunity to view the property early, you may miss it and other tenants might swoop in and take it before you have had a chance.
Have your questions ready before you view:
Of course you are able to contact the agent at any time during the whole process of finding your perfect home but if you can use the viewing to the best of your advantage and ask all of the pertinent questions there and then, it allows you to make your choice more quickly and with certainty.
Obviously, it goes without saying that there is often a bit of good luck and timing with finding the right property, but we hope that by following these tips, you will put yourself in the best possible position to secure your dream home.
